Leasing Definitions: What Does "Above-Standard TIs" Mean?

Definition:

Above-Standard TI's (Tenant Improvements) refers to upgrades made by a previous tenant and includes improvements like carpeting, wallpaper, specialty painting, molding, glass or window upgrades like partitions or inserts in walls or doors, special light fixtures, etc.

Because these improvements are above the “Building Standards” normally provided in the landlord’s leased spaces, Above-Standard TIs may increase the per-square-foot costs for comparable spaces that are not upgraded.
